The design and construction of a commercial warehouse, Unit A providing a total 1,100m2 of gross internal floor area comprising 682m2 office accommodation at ground and first floor level and 418m2 warehouse accommodation at ground floor. Externally the façade is made up of a mixture of horizontal and vertical built-up cladding systems. Aluminium curtain walling and windows systems, along with composite sectional overhead doors will complete the external envelope.  Externally there is a concrete service yard, car parking laid out for 30 car spaces constructed from permeable block paving, incoming services, external areas and hard and soft landscaping, complimented with associated street furniture.

The offices to Unit A will be fitted out to include a passenger lift, full air-conditioned space with internal partitions to form cellular offices, training area, amenity space and boardroom facilities in accordance with the Contractor’s Proposals issued by Parkway Construction. 

Sitewide, the design and construction of infrastructure works to Warrington Road under a s278 Agreement, including a new entrance into the Site, external lighting, foul and surface water drainage including a diversion of the existing rising main, incoming services to serve individual plots and a private access road retained with sheet piled wall, and all associated soft and hard landscaping serving other plots on the site.
