The project involves the design and construction of six high-quality employment and mid-tech units at Harlow Innovation Park, Harlow, together with associated public realm, landscaping and external works.
The development is arranged across Plots C and E and comprises four units (Units 1–4) within two buildings on Plot C and two additional units (Units 5–6) on Plot E. The buildings have been designed to provide flexible accommodation suitable for a variety of employment uses, including mid-tech, light industrial and commercial warehouse operations.
Each unit features a dedicated ground-floor entrance and core, ancillary first-floor office accommodation, and open-plan operational space at ground-floor level. The first-floor offices are positioned to overlook Newhall Way, Maypole Boulevard and the surrounding public realm, creating active frontages and enhancing natural surveillance and site presence.
The scheme incorporates extensive landscaping and public realm enhancements, including tree planting and hedgerows that soften the built form and provide screening to parking and service areas.
Dedicated parking and servicing are provided for each unit, with the overall development delivering 281 car parking spaces and 208 cycle parking spaces. The buildings are constructed using a steel frame structure and are finished with a contemporary palette of composite and profiled metal cladding complemented by glazed curtain walling, creating a modern and high-quality business environment.
