Following on from a recently completed 45,000ft2 project on Aston 41 for this client, work has now commenced on Phase 3 consisting of an 85,000ft2 industrial warehouse scheme. This scheme will comprise of 3 units with associated offices and external works.
This project is as equally challenging as phase 1 for this site, with soft clays which provide very low ground bearing pressures. The solution is to cut and fill using Lime Stabilisation Techniques that will allow traditional pad foundations to be installed to support the steel framed structures, with the floor slabs being placed on the newly engineered fill. The elevational treatments are of a very high standard, with multi-coloured cladding installed in a distraction pattern to break up the elevational mass and meet the planners demanding requirements, this also includes the roof.
Best practice noise and dust control, Air Driven Heat Recovery Units, as well as environmental improvements including diverse, native landscape planting, bird boxes, bat boxes, log piles and Lacewing habitat will be used.
The scheme will have 10% renewable energy via roof mounted Solar Panels connected back into the national grid. This combined with a high efficiency automated LED lighting scheme, a SUDS surface water attenuation system, water conservation measures and a new estate wide sewage pump station will help to deliver a highly efficient, environmentally friendly development that will achieve a BREEAM ‘Very Good’ rating as well as low ‘U’ values and air leakage.
The building will also comply fully with Secure By Design requirements and will be registered under the Considerate Constructors Scheme.
